Get your free estimateThe Keegan Restoration Fort Worth Guarantee
At Keegan Restoration Fort Worth, we put our name on every job we finish. That means if the water extraction, fire cleanup, or mold remediation work we perform fails within one year, we return and make it right at no charge. No fine print, no phone tag, no arguing about what was covered. The 365-Day Done Right Promise is written into every scope of work before we start, signed by us and handed to you. It’s the same standard Shane Pruitt has held crews to since Keegan became part of the Garrison Partners family in 2005. Fort Worth homes deal with slab leaks, hailstorm roof breaches, and August humidity that turns a small leak into a mold problem fast. We built this guarantee for exactly those situations. When we say a repair is done, we mean it stays done.
What’s Covered
Every restoration job we take in Fort Worth carries the same written commitments. Here’s what that means on paper and on site.
- Workmanship for a full year. If any repair we make fails within 365 days, we come back and fix it at no charge. That’s the 365-Day Done Right Promise, and it’s in writing before we touch a wall.
- Parts and materials we supplied. If something we installed fails during the guarantee period, we replace it. The free second visit includes the labor and the part.
- Site cleanup. We leave your home the way we’d want our own left. Dehumidifiers removed, HEPA-filtered dust vacuumed, and no stray drywall screws in the carpet. The Garrison Code says leave the site clean, and that’s a condition of the job, not a courtesy.
- On-time arrival. We give you a window and we show up inside it. When water is actively damaging your floors, a crew that arrives at the time they promised matters. It’s part of The Garrison Standard.
- Honest pricing before any work starts. The written price you approve is the price you pay. It never moves at the door, and nobody starts unscrewing a baseboard until you’ve seen the number.
- Documentation for your insurance claim. Every job gets recorded with photos, moisture readings, and scope notes formatted to support your claim. You shouldn’t have to fight your adjuster over what happened. Our documentation does that work for you.
Restoration work we handle

Our Satisfaction Promise
If you’re not satisfied with the work, we want to know before you tell your neighbor. Call us. Shane Pruitt and the Keegan Restoration Fort Worth team will walk the job with you, listen to what’s bothering you, and put a correction plan in writing. If the issue falls within the 365-Day Done Right Promise window, the fix is free, period. If it’s outside that window, we’ll still talk straight with you about what happened and what it takes to resolve it. We don’t disappear after the final invoice, and we don’t blame the contractor down the street. The Garrison Standard that has guided this company since 2005 includes a simple rule: stand behind the work for a full year. That rule isn’t a marketing line. It’s how we keep Fort Worth homeowners calling us when the next storm rolls through.
Licensed & Insured Backing
A written guarantee only means something if the company backing it exists when you need them. Keegan Restoration Fort Worth is licensed and insured, and we carry the coverage required for water, fire, and mold restoration work. That insurance protects your home and our crew while work is underway, and it’s part of what makes our one-year promise credible. We’re not a truck and a magnet with a weekend phone number. We’re part of the Garrison Partners family, staffed with background-checked, uniformed technicians who are dispatched to a standard, not a guess. When you sign a scope of work with Keegan, you’re signing with a company that has the legal and financial backing to honor it for the full term of the guarantee.

AfterHow the 365-Day Done Right Promise Works
Here’s the sequence, because homeowners deserve to know exactly what triggers the guarantee and how it plays out.
- You notice a problem. Maybe a paint seam reopens, a floorboard cups again, or a musty smell returns in the area we remediated. Call the number on your scope of work.
- We inspect it. A Keegan technician comes out and assesses the issue against the original job documentation. We’re looking at moisture readings, photos, and the scope of loss from day one.
- We confirm coverage. If the issue falls within the one-year window and relates to workmanship or materials we supplied, there’s no charge to you.
- We fix it. You get the same standard of equipment and documentation as the original job. No downgrades because it’s a warranty call.
- You sign off again. The correction gets its own documentation, and the guarantee period continues from the original completion date.
If you’re calling after a year, we still answer. We’ll tell you honestly what we can do and what it will cost, and you’ll have a written price before anything starts.
Why a Written Guarantee Matters in Fort Worth
Fort Worth’s climate is hard on houses. We get freeze-thaw cycles that crack supply lines, spring hailstorms that pummel roofs, and summer humidity that turns a slow plumbing drip into a microbial party inside a wall cavity. Restoration work done in a hurry with rented box-store equipment often fails quietly, months later. You discover it when the baseboard swells or the paint starts to smell sour. The 365-Day Done Right Promise exists because we know how Fort Worth homes fail. We dry with Dri-Eaz, Phoenix, XPOWER, B-Air, and Injectidry equipment, monitor with real psychrometric readings, and document every stage. That’s the difference between a repair that holds and a repair that gets redone on your dime a few seasons later.
The Garrison Code that governs our work uses five commitments: show up inside the window, price in writing, do it by the book, leave the site clean, and stand behind the work for a full year. That last one is the one you feel most as a homeowner. It’s the reason we put the promise in writing instead of saying “trust us.”
What the Guarantee Does Not Cover
We’d rather over-explain this section than leave you surprised later. The 365-Day Done Right Promise covers workmanship and materials supplied by Keegan Restoration Fort Worth. It does not cover new damage from a separate event, such as a second roof leak in a different section, a new appliance failure, or a flood from a different storm. It does not cover normal wear and tear. It does not cover damage caused by someone else working on the property after our job is complete. And it does not cover conditions that pre-existed the original job but were outside the agreed scope of work. If you’re unsure whether something falls under the guarantee, call us. We’ll tell you what we see, what the documentation shows, and what it would cost if it’s outside coverage. You’ll always get that answer in writing before anyone charges you a dime.
Questions Fort Worth Homeowners Ask About Our Guarantee
Does the guarantee apply to water damage restoration?
Yes. Every water extraction, structural drying, and repair we perform carries the full 365-Day Done Right Promise. That means the drying work we document with psychrometric readings is guaranteed to hold. If a floor cups again or a wall swells because our drying or repair work failed, we return at no charge. Call (682) 900-2821 for details on a specific job.
Is the price really locked before you start?
Yes. The Garrison Standard requires us to put the price in writing before any work begins. That written scope of loss is yours to keep, and it’s the document we reference if anything needs correction during the guarantee period. If the repair fails within a year, the return visit was already part of the deal.
Will my insurance company accept your documentation?
Our job documentation is formatted for exactly that purpose. We record moisture readings from our Dri-Eaz and Phoenix equipment, photograph every stage from extraction through final repair, and maintain a written scope of loss. You won’t be left reconstructing what happened from memory when your adjuster calls. We’ll also work directly with your adjuster if you need us to.
How fast can you come back if something fails?
Call the moment you suspect a problem. A live person answers our phone 24 hours a day, 7 days a week, including nights, weekends, and holidays. We’ll schedule the warranty inspection and get a technician to your Fort Worth home as quickly as the schedule allows. Warranty inspections are a priority for us because we take the promise seriously.
If you’re weighing restoration companies in Fort Worth, ask the others one question: will you put your guarantee in writing before the job starts? If the answer gets vague, you have your answer. We’ve been putting ours in writing since 2005.
