Photos don’t lie. When water has soaked through drywall, smoke has coated every surface, or mold has spread behind baseboards, the difference between “cleaned up” and “restored” is hard to describe in words alone. That’s why we document every Keegan job from first assessment to final walkthrough. The scope of loss, the drying data, the before and after photos. You see exactly what we saw, and exactly what we did about it.

Water Damage Restoration: Supply Line Break in a Tanglewood Kitchen
The problem: a braided supply line under the kitchen sink let go overnight. By morning, water had traveled through the cabinet bases, into the subfloor, and up the drywall to the ceiling below. We pulled the affected cabinets, set up Dri-Eaz and Phoenix air movers with an Injectidry mat on the hardwood, and ran desiccant drying until psychrometric readings matched the unaffected rooms. Four days of drying, then rebuild. The homeowner got a written scope of loss and photo file for their adjuster before we touched a single tool.
Fire Damage Restoration: Grease Fire in a Northside Apartment
The problem: a stovetop grease fire sent soot through the kitchen, dining area, and into the HVAC ducts. The flames were out fast, but the smoke damage was everywhere you looked, and in plenty of places you couldn’t. Our crew cleaned surfaces with the right chemistry for protein-based soot, sealed the framing with an odor-blocking primer, and scrubbed the duct runs. The result is a unit that doesn’t smell like last week’s fire. Insurance covered it through the homeowner’s policy, and we handled the adjuster communication directly.
Mold Remediation: Crawl Space Growth in Wedgwood
The problem: a slow plumbing leak in a crawl space nobody goes into until the smell starts coming up through the floors. In Wedgwood, our technicians find this pattern regularly, standing water from a cracked drain line, high humidity, and mold running along the joists. We set up containment, removed affected insulation, treated the framing, and dried the space to below the threshold where mold can return. Then we documented every step with photos and moisture readings. The floor smelled better within a week and the homeowner got a clear remediation report for their records.
Water Damage Restoration: Hail-Damaged Roof Leak in Benbrook
The problem: a spring hailstorm knocked off enough shingles that water found its way into the attic and down through a bedroom ceiling. The leak showed up as a brown ring that spread over three days. We marked the wet perimeter with a thermal camera, cut out the compromised drywall, and pulled the soaked insulation. Drying equipment ran for three days, then our crew patched, re-textured, and repainted the ceiling. The repair blended in so well the homeowner had trouble finding the spot when we did the final walkthrough.
Fire Damage Restoration: Electrical Fire in a Riverside Home Office
The problem: an overloaded outlet in a home office sparked and caught the wall cavity before the breaker tripped. The fire itself was contained to one room, but the smoke spread through the second floor. We pulled the charred drywall, replaced the affected wiring with a licensed electrician, and treated every surface in the room for smoke residue. After repainting and new carpet, the room looked like it had never happened. The homeowner’s insurance company received a photo log, moisture map, and line-item estimate from us within 48 hours of the first call.
Mold Remediation: Bathroom Ventilation Failure in Keller
The problem: a bathroom exhaust fan that hadn’t worked in years, according to the homeowner. Steam from every shower had nowhere to go, so it soaked into the drywall and fed mold growth behind the vanity and along the tub surround. We removed the affected materials under containment, treated the framing, and dried the cavity. Then we rebuilt the wall and recommended a properly sized exhaust fan, which the homeowner had installed before the final coat of paint. Air quality testing after the job came back clean.
